Please provide reason(s) for reconsideration request and provide no more than THREE (3) alternate closed sale comparables that are believed to better represent the subject property than those provided in the appraisal report. Alternate comparables should, whenever possible, meet the following criteria:
- Have sold/closed within the past three months.
- Be located within a 1 mile radius of the subject for suburban areas.
- Be located within a .25 mile radius of the subject for urban areas
- Be within 20% of the subject Gross Living Area.
- Be within 10 years of the subject actual or effective age.
NOTE: Appraised value cannot be based on active listings or pending sales. These comparables have not yet closed and the final sale price is unknown prior to closing.
- The following error(s) and/or omission(s) in the appraisal report should be corrected; and when corrected should alter the opinion of value determined by the appraiser.
- There are comparable sales, not provided in the appraisal report, that more accurately reflect the subject property than those utilized by the appraiser. The addresses or MLS Numbers of these comparables are provided below.
